Property Surveying Services
Our Property Surveyor will help you with property valuations and comparative market analysis. We will provide you with information and advice on the best products, in the best areas, with the best options according to your needs. Many repossessed or unsold homes built in the boom of 2000 to 2007 have lain empty which Iberty Real Estate are aware of and able to advise on.
When purchasing, unless your property comes with a specific guarantee that your independent lawyer verifies, we recommend you have an independent building survey completed to certify the current condition of the building. If you are buying a “resale” property, previously owned and occupied, a survey is well worth having too. Spanish building regulations have improved immeasurably over the last 20 years or so, but even recent properties may have been built by “cutting corners” and need surveying by a professional.

Independent Legal Advice
As European Union members, the British have the same right to buy in Spain as the Spanish do, although with a few restrictions. However, there are significant legal differences in the sales process between countries, such as property law, urban planning, coastal law, building regulation, tax law, money laundering regulations, mortgage regulations, and consumer rights. There are also Notary services to complete the Preliminary sales contract and The Sale Contract (escritura). For overseas buyers the only safe way of establishing title and receiving the highest standards of legal security is by using a notary. To safeguard your legal rights registration of your property rights need to be undertaken in the Land Registry.
